White Sands is a fully integrated Design-Build firm founded in 2008 in Manhattan Beach, California. Our mission is to create luxury custom homes, incorporating detailed architectural design features, maximizing the use of light and view, and ultimately adding value to the property. We have formed a foundation based on extensive, open and friendly communication with clients and investors, a thorough attention to detail, and an innovative planning and design process.

The Team

Brett Malkin


Brett Malkin is a Principal at White Sands Development. Brett brings a broad range of finance and project management experience to White Sands. He previously served as a project manager at Brooks-Street, a highly successful Newport Beach Development Company currently managing over $1.5 billion in assets. During his time with Brooks-Street Brett worked extensively on budget preparation, contract administration, and marketing plans for over ten master planned communities, in three states, totaling over 10,000 homes and close to $500 million in real estate assets. Brett’s expertise includes budget preparation, model programming, client/investor presentations, contract administration, and client/investor management. Brett received his BA in Psychology and in Business Management from the University of Arizona.

Michael Capobianco


Michael Capobianco is a Principal at White Sands Development. Previously, Michael worked at Kassis-Egan Property Management, a Sacramento based property management company, where he oversaw a diversified real-estate portfolio consisting of 15 properties with annual rents exceeding 3.5 million dollars. Michael brings experience in property management, real-estate valuation, financial modeling, brokerage, and tenant relations to White Sands Costal Development. Michael attended San Diego State University where he received his BS in Finance. Recently, he graduated Beta Gamma Sigma from Drexel University where he received his Master’s in Business Administration. Michael is also a licensed Broker in California (License #01837864)

Hawlie Ohe

Principal Designer

Hawlie Ohe is the Principal Interior Designer at White Sands Interiors. Prior to starting her interior design career, Hawlie worked as a television news reporter, entertainment host, and lifestyle blogger, the latter of which fueled her passion for design and interiors. Hawlie earned her post graduate degree from the Fashion Institute of Design & Merchandising (FIDM) in Los Angeles and has trained under some of the most influential designers of the day, including Kelly Wearstler and Lori Dennis.

Hawlie specializes in residential design, creating interiors ranging in style from contemporary to traditional, and most importantly rooms that are comfortable, personable, and with an aura of sophistication. Hawlie is a firm believer in sustainable design, not only for the environment, but also for the client’s budget. Her design mantra, “buy it once, buy it right,” speaks to her ability to create timeless spaces that are stylish, not trendy, and withstand the test of time.

Jeremy Moran

General Contractor

Jeremy is the lead General Contractor for White Sands Construction, with over 17 years of expertise in both residential and commercial builds. His career in the construction industry began in 1998 when he began work for a General Contractor who was building multi-million dollar custom and spec homes in Bergen County, NJ. Within just a couple of years, Jeremy was offered a position to work on a $9 million commercial renovation, and he jumped at the opportunity to learn about commercial construction. In 2003, Jeremy found his home with a very highly-esteemed East Coast construction company, known for its stellar carpenters and work ethic. They were involved in all phases of residential and commercial construction. He started there as a carpenter, and worked his way up to foreman, overseeing both small residential renovations, and much larger, high profile commercial work. During his time with this company, Jeremy took classes to receive his certification in the state of New Jersey for Project Management.  In 2013, Jeremy decided to go out on his own. He obtained a New Jersey construction license, and he founded Jaims Enterprises, LLC. Working on his own gave him a wealth of knowledge pertaining to construction planning, and budgeting, as well as building relationships with vendors, sub-contractors, inspectors, architects, and clients.
